Georgia law requires that all real estate closings be overseen by an attorney.  The purpose of the closing attorney is to assist those involved and protect them by explaining all of the transaction to the parties to ensure those individuals are getting what they bargained for. In addition, the closing attorney assists the lender or mortgage broker by making sure that all of the loan documents are properly executed and that the property or collateral is free of title issues. At closing we:

  1. Ensure the seller has good title to the property;
  2. Prepare and assist in explaining all the necessary documents needed to close;
  3. Make sure that all the appropriate parties get paid in the correct amounts through escrow;
  4. Follow up with recording the documents in the county deeds office where the property is located.
